FAQ

1. Can I have the combination to the lock box?

No, the lock box is there for emergencies and to allow for access by Woodland Properties staff or approved contractors.


2. Am I required to mow the lawn?

No, Woodland Properties has the lawn mowed and trimmed by a professional lawn maintenance company.  They start mowing the end of May and stop the end of September.


3. When is rent due?

Rent is due by the first of the month


4. Can I send multiple checks for the same house?

No, Woodland Properties requires that a single check comes from one person in the house that covers the entire amount due.


5. Do I have to shovel the driveway and sidewalk?

Yes, the city of Duluth requires that if you have a sidewalk in the front of your house you are to maintain the sidewalk. 


6. Is smoking allowed inside the house?

No, the city of Duluth requires that all land lords disclose whether or not smoking has been permitted inside their rental units.  As stated in your lease Woodland Properties does not allow smoking inside the house you are renting.

Move out Information

Woodland Properties would like to take this opportunity to thank you for renting from us this past year. Before long it will be time to move out. Below is a list of things to be aware of to make your move out successful. Our goal is to return 100% of your security deposit on the day you move out but absolutely no later then 30 days after you move out.

 

1. We can’t emphasize this enough… when you move out the house must be clean and 100% empty. When you moved in the house was empty, when you move out the house needs to be empty.

 

2. All carpeted areas should be vacuumed; all hardwood, vinyl or tile surfaces should be swept and washed with a mop.

 

3. Bathroom toilets, tubs and sinks should be scrubbed clean.

 

4. If during your cleaning you find something that needs routine maintenance please bring it to our attention.

 

5. If you’ve damaged the property beyond regular wear and tear during your stay please have the repair made prior to moving out or inform us that a repair is needed and we will schedule the repair and subtract the cost from your security deposit.

 

6. If the house is run on oil heat make sure to call the oil company and have the tank topped off. (When you moved in the tank was full… when you move out the tank must also be full, if you do not do this we will have the oil company top off the tank and subtract from your security deposit)

 

7. If while you’re cleaning you produce enough garbage that you are unable to discard it in the trash container provided please take the garbage to the landfill.

 

If after moving out Woodland Properties management is required to clean the house and or remove garbage we will charge $100/ hour plus landfill fees. This fee is not intended to gouge our tenants it’s intended to encourage taking our list above seriously.

 

If you have any questions prior to your leaving please contact us so that your move out date can be as smooth and successful as possible.

 

Reminder: Your lease ends at 12PM (Noon) on May 27th, the house must be vacant at this time, failure to do so will result in a reduction of your security deposit.
